The corner public house site, solely defined an urban bombed and cleared block on the edge of the Haygate and Aylesbury Estates, off the Elephant and Castle. The residential proposal needed to relate to the two roads it faced, as well as the landscaped playground it backed onto, with much of the other built context except the adjacent Victorian school set for demolition and regeneration.


Being on the edge of the River Thames flood plan, the residential accommodation was lifted to the first floor, leaving the ground floor as communal areas, bike store and a retail unit. The upper floors were divided into twin residential apartments with a 9th terraced one standing alone, on a stepped top floor.


The building’s cladding was chosen as brickwork with fewer windows onto the parklands and a formal arrangement of windows onto the main street. The side quieter street, which contains the entrances is constructed as a single secondary screen in timber, which also defines the balconies which were maximised to orientate south. The screen contains vertical boarding spaced at different intervals, depending whether it is enclosing the open stairwell or the walkway approaches or balcony balustrading.
